We believe that as a Landlord you require an efficient and reliable contractor who is responsive and understands your needs in a highly regulated field. We work for a large number of Landlords, including those with HMOs, some local and many who are based some distance away but are very comfortable trusting us to respond when they require a service.
We understand that refurbishing a rented property needs to be completed to a budget and so our estimates are carefully worked out and defined by cost of material and cost of labour.
We can advise not just on the regulatory requirements concerning the electrical installation and equipment but also on what you need to do in your particular building for fire and carbon monoxide detection. All our work is certified for both the Wiring Regulations and Building Regulations. Legislation makes it clear that it is the Landlord’s responsibility to ensure the electrical installation is safe for tenants. The most effective way to demonstrate you have strived to achieve this is to follow the IET recommended testing frequencies.
Landlord’s Certificate
This term is used to refer to periodic testing of a property and is properly known as an Electrical Installation Condition Report. We are City & Guilds qualified in Inspection and Testing and undertake this work to a high standard.
We are aware there are many contractors who will carry out testing cheaply. However we also know that the tests are often incomplete and the consequent report is of limited value. This could leave you, as a Landlord, in a vulnerable position. We believe in an ethical approach to business and take our inspection and testing responsibility seriously. We fully perform all tests and provide you with a computer generated report that is a useful working tool, demonstrating you have discharged your duty of diligence to the tenant.
